2.2 Site Inspection Observations Site Presentation
During our site visit the following areas were noted as requiring attention or non-compliant, either from direct observations or via commentary from the accompanying Directors.
 Clear Health and Safety breaches, e.g. lift being utilised even though autodialler advertised as being inoperative  Poor standards of communal cleaning and cleanliness to common hallways
 External glazed lobbies and door entry panels dirty
 No long term maintenance plan (LTMP) in place for the scheme
 Service Charge challenges:
– Issue of Service Charge %’s is being addressed. Veri cation required as the leases on one block where only 3  ats
built instead of 4, so Service Charge %’s only total 75%
– Service Charge is paid by monthly DD
 Poor on site communication (e.g. inappropriate use of notices and boards)
 No resident’s portal
 Allocated surface parking. RMC have stated there is no issue with parking, however our local intelligence has informed us that there are some abuses of parking in this tight, highly developed area
 Current agents do not have a local presence
 Lack of continuity with current agent with regular personnel changes
 Over reliance on individual contractors, concern highlighted over value for money and appropriateness, limited quality checks on works completed and no follow up communication.
The standard of site presentation and management practice at Albion Mill directly a ects all residents. The primary areas to be addressed are maintaining compliance, improving Health and Safety standards, an e ective on site local presence, along with value for money.
In addition, we would look to investigate and resolve any Service Charge issues, in accordance with the individual lease requirements, as well as identify a LTMP and rigorous  nancial management.
The following section outlines our approach to property management services at Albion Mill.
