                                  Management Agreement Cost Proposal


               M a n a g e m e n t A g r e e m e n t C o s t P r o p o s a l S u m m a r y


               There are three components to the Tradd Management Cost Proposal: the Set-Up Fee often referred to
               as a Transitional Fee, a Management Service Fee and Other Services.

               S et-Up Fee


               The Set Up Fee is an initial onetime cost. A large amount of time is allocated to the collection of
               information; data entry of owner, property and tenant data, financial data, property inspections,
               contractor meetings, and property owner meetings.

               The onetime Set-Up Fee is N/A.

               Management Service Fee


               The Management Service Fee is a monthly cost charged to the property owner for services rendered as
               outlined in the Management Agreement.

               The Management Service Fee is a monthly fee of 1.5% of gross receipts and/or $2,000.00 per month,
               the greater thereof.

               Other Services


               Project Management fees will be invoiced as additional services with the prior written approval of the
               owner.

               The Project Management Fee will vary depending on the assignment and will be calculated either as a
               set fee, percentage, or per hour. Project management is defined as any new construction or substantial
               repairs and capital improvements.
