Management Agreement Cost Proposal

There are three components to the Tradd Management Cost Proposal: the Set-Up Fee often referred to
as a Transitional Fee, a Management Service Fee and Other Services.

Set-Up Fee

The Set Up Fee is an initial onetime cost. During the transition phase, a large amount of time is allocated
to the collection of information, data entry, and portal customization; owner, property and tenant data,
financial data, property inspections, contractor meetings, and Board of Directors meetings.

The onetime Set-Up Fee is $ N/A.

Management Service Fee

The Management Service Fee is a monthly cost assessed to the property owner’s association based on a
per owner allocation for services rendered as outlined in the Management Agreement, Section IV A. The
Management Service Fee is proposed for a 3 Year Term with an annual increase of 3%.

January 1, 2026 – December 31, 2026: The Management Service Fee is a monthly fee of $2,916.67.
January 1, 2027 – December 31, 2027: The Management Service Fee is a monthly fee of $3,004.17.
January 1, 2028 – December 31, 2028: The Management Service Fee is a monthly fee of $3,094.29.

Other Services - Attachment A:

Project Management Fee: The Project Management Fee is a one-time cost assessed to the property
owner’s association for management of major projects and improvements through general or individual
contractors. Manager will only proceed with project management services upon approval by the Board.

The Project Management Fee is 5% of project costs.
