Management Proposal for Baron’s Bluff North









                                            SERVICES & CAPABILITIES




                                             A d m i n i s t r a t i v e S e r v i c e s


                                            Tradd Management’s day to day operations cover the following services:

                                            ▪    Maintain documents and records for the Association and its’ members

                                            ▪    Maintain and keep updated database information pertaining to keys,

                                                permits, tags, cards, remotes, etc.
                                            ▪    Prepare correspondence for the homeowners when necessary

                                            ▪    Stay updated with information regarding the statutes and legislation
                                                affecting the operation of the Association, including tax filings and financial

                                                practices.
                                            ▪    Assist the board in establishing, maintaining, and enforcing the appropriate

                                                 Rules and Regulations in accordance with the Master Documents.

                                            ▪    Coordinate all communications regarding insurance which consists of
                                                obtaining insurance proposals, providing recommendations to the board,
                                                advising the board of renewal dates, filing insurance claims, coordinating
                                                with adjusters, assisting in filing Proof of Loss forms, and coordinating

                                                restoration efforts.
                                            ▪    Maintain an updated homeowner list with mailing addresses, telephone

                                                numbers, and email addresses.

                                            ▪    Display community documents on the website

                                            ▪    Distribute notices of meetings as directed by the Board and any other
                                                notices required by the Master Documents in a timely manner
                                            ▪    Coordinate and attend meetings of the Board, including 4 regularly

                                                scheduled Board meetings.

                                            ▪    Coordinate and attend the Annual membership meeting as well as any
                                                special meetings and provide any reports or correspondence.
