INITIAL BUYER CONSULTATION
When we first meet, will discuss the process of buying and the following steps.
MARKET - Buyer's Market vs Seller's Market - We will discuss the current market conditions so that you
understand the market we are currently experiencing.
CONDITION - Average list price to sales price ratio - We will ensure you understand how strong an
offer will need to be on average.
INVENTORY - We will explain whether inventory is up or down over this time last year and how that
will affect your buying decisions.
PRE-APPROVAL - If financing, an Arizona Pre-Qualification is required to accompany an offer to a
seller. (You can find contact information to our preferred lenders in this booklet on page 12) If paying
cash, proof of funds will be needed to submit with offer. You do not disclose your full investment
portfolio, only a letter stating that you have the funds needed for this offer.
AGENCY - We will discuss our role as your Buyer's Agent.
MLS and INTERNET - All of the fees are paid by the seller unless it's a FSBO.
FSBO - If you see a for sale by owner (FSBO) and think you may want to see the home, call us first.
Sometimes, the FSBO will also pay our fee and you will have representation.
OPEN HOUSE - You may want to drive around and see some of the models that are hosting open
houses. We will supply you with our business card to give to the agent hosting the open house. This
will save you from a barrage of questions and contact from that agent. Simply let us know if you're
interested in a home and we will set up a private showing for you.
