ARTICLE XV


                                                     MAINTENANCE

               On completion, homes shall thereafter be maintained in a like new condition. Exterior
               surfaces, e.g., walls, roofs and trim shall be kept clean and painted. In the event the
               property  is  damaged  by  accident,  fire,  or  natural  disaster,  the  property  owner(s)  is
               responsible for any reconstruction required to return the property to the original state
               within six (6) months of said happening. A U.S. Post Office approved mailbox may be
               installed on the front County easement. Owners are required to keep their mailbox and
               the supporting post painted and in good repair.

               No weeds, unsightly growth or underbrush, shall be allowed to grow or remain on any
               property,  including  vacant  lots,  and  no  refuse  pile,  mulch,  fill  or  other  landscaping
               material, or unsightly objects or material shall be left in view as a matter of course.

               Further,  all  landscaping,  i.e.,  lawns,  plants,  shrubs,  trees,  flower  beds,  etc.,  is  to  be
               maintained in an attractive condition in accordance with the approved landscape plans.
               Plantings and trees that die or become unattractive must be removed and/ or replaced
               as soon as possible. The Association, after written notice from the Board of Directors,
               reserves the right to take corrective measures by having a qualified landscaper correct
               the deficiencies and bill the property owner(s) and/ or lien the property, as appropriate.
