                The 72-acre mixed-use development includes 258,000 square feet       •   Epicenter of Bryan-College Station medical district, a 232-acre,
                of commercial space, with Phase I including the 106,000 square foot      master-planned, mixed-use development district
                H-E-B Grovery as anchor, five mixed-use retail buildings totaling    •   5-story,  143-bed  hospital  coupled  with  an  adjacent  4-story
                47,250  square  feet,  and  six  pad  sites  for  sublease.  The  second   medical office, on 98-acre campus
                phase will include a 40,000 square foot secondary anchor building    •   Opened  in  2013,  facility  served  25,000  patients  in  first  five
                and  three  build-to-suit  pad  sites  for  sublease.  Construction  on   years, adding 24 beds with current approved expansion plans
                these two phases is now underway with H-E-B recently opening             for an additional 27 beds
