‘FRESH FINDERS SERVICE’ COMMISSION OF 75% (62.5% plus Vat) of 1 months rent or a minimum fee of £540 (£450 plus Vat)
The Agent may agree to limit the fee to the value of the 1st months rent, including Vat, for lower rental value properties. If this is the case it should be stated in the special agreement section on the landlord forms.
If you choose to select this service the below points will be carried out:
• We will commence a marketing campaign and list your property through leading property portals such as OnTheMarket.com, Zoopla and Primelocation. com as well as our own popular website.
• Wewillalsomarketthepropertythroughourbright and modern showrooms at Uplands and Morriston.
• We will automatically arrange for a ‘To Let’ board to be erected at your property for any new or reinstruction unless you instruct us otherwise.
• One of our experienced staff members will accompany prospective tenant(s) to view the property.
• Referenceswillbeobtainedfromapplicantswishing to take up a tenancy at the property. In most cases this would be done by our preferred independent referencing agency.
• A bond will be obtained equivalent to 1 months’ rent + £100.00. This will be passed on to you to be registered with a suitable bond scheme along with the first months’ rent minus our commission.
• We will set up a tenancy agreement for the agreed period.
• The tenant(s)s will be supplied with the landlord’s full details to contact them to arrange signing any inventory and for future reporting of any issues.
PLEASE NOTE THE FOLLOWING RESPONSIBILITIES FOR FINDERS FEE LANDLORDS: -
You must be registered with Rent Smart Wales.
You must be licensed as a landlord through Rent Smart Wales
You must register the bond with a suitable deposit scheme within 30 days of its original receipt and provide tenant(s) with prescribed information (Information on the chosen bond scheme).
We highly recommend that you prepare a suitable inventory and condition report and get this signed by the tenant(s).
We recommend you carry out regular inspections of the property.
You must have an up to date Landlord Gas Safety certificate in place.
You will need to transfer over the utilities
You will of course be responsible for any repairs and maintenance.
