‘FRESH GUARANTEED RENT COLLECTION’ SERVICE - COMMISSION 9.6% (8% plus Vat) of the monthly rent. This is subject to a minimum monthly fee of £60 (£50 plus Vat)
If you choose to select this service the points below will be carried out:
We will commence a marketing campaign and list your property through leading property portals such as OnTheMarket.com, Zoopla and Primelocation.com as well as our own popular website.
We will also market the property through our bright and modern showrooms at Uplands and Morriston.
We will automatically arrange for a ‘To Let’ board to be erected at your property for any new or re-instruction unless you instruct us otherwise.
One of our experienced staff members will accompany prospective tenant(s) to view the property.
References will be obtained from applicants wishing to take up a tenancy at the property. In order for the tenant(s) to be accepted onto the guaranteed scheme they must pass the required referencing standard.
A bond will be obtained equivalent to 1 months rent + £100. This will be passed onto you to be registered with a suitable bond scheme along with the first months rent, minus our commission.
We will charge an initial setting up fee of 75% (Inc. Vat) of the 1st months’ rent, subject to a minimum fee of £540 (£450 + Vat). The Agent may agree to limit the fee to the value of the 1st Months’ rent, including Vat, for lower rental value properties. If this is the case it should be stated
in the special agreement section on the landlord forms.
We will set up a tenancy agreement for the agreed period.
Rent will be collected each month and paid
to our landlord either mid or end of each month depending on the rent payment date. Once tenant(s) are accepted onto the scheme the rent will be paid to the Landlord regardless of whether the tenant(s) pay or not.
If the Tenant fail to pay the rent, our insurance partner will take complete care of the eviction process should this be necessary, including all legal and financial aspects.
If the tenant(s) have damaged the property, our insurance partner will also pay 50% of the rent for up to 3 months after eviction whilst the property is being refurbished.
If the tenant(s) have caused damage to the property which costs over and above the value
of the deposit to fix, then our insurance partner will also provide the legal expenses and service to pursue the tenant(s) in court for these additional costs.
The tenant(s) will be supplied with the landlord’s full details to contact them to arrange signing any inventory and for the future reporting of any issues.

PLEASE NOTE THE FOLLOWING RESPONSIBILITIES FOR FINDERS FEE LANDLORDS: -
You must be registered with Rent Smart Wales.
You must be licensed as a landlord through Rent Smart Wales.
You must register the bond with a suitable deposit scheme within 30 days of its original receipt and provide tenant(s) with prescribed information (Information on the chosen bond scheme).
We highly recommend that you prepare a suitable inventory and condition report and get this signed by the tenant(s).
We recommend you carry out regular inspections of the property.
You must have an up to date Landlord Gas Safety certificate in place.
You will need to transfer over the utilities.
You will of course be responsible for any repairs and maintenance.
