Chimneys
Chimneys are often the most neglected item on most domestic residential roofs. This is because they are largely unprotected from winds and rain, and are often a great source of leaks.
As part of your roof MOT, all chimney stacks should be inspected internally and externally by your Findley's estimator and damp meter readings taken.
Repoints
Chimney repoints should be carried out roughly every 25 years. These are ground out to 15mm and repointed with a 3:1 sand/cement mix.
Reflaunching
Removal or reflaunching of pots should be done as and when chimney flues are made redundant (for example, when old coal fires are removed).
Demolition
Another reason why chimneys may need to be demolished completely is if they are no longer needed and Findley Roofing can drop them below roof height and tile or slate over them.
Rebuild
From 1900 to 1940, most chimneys burned at a great temperature due to coal and coke fires. The impact of this can often be seen with larger stacks where they “belly out”. Caught early, these can be repointed; alternatively, they must be dropped and rebuilt. A smoke test will be needed on completion by a certified gas engineer.
Lead work
Chimney lead work should last 60 years and will often be a major contributor to leaks. 2018 building regulations require Findley's to upgrade your leadwork to Code 4 standard for all flashings and Code 5 for the rear pan of the stack.
Code 3 is not permitted for any use other than soakers.
Scaffolding
The safest way to conduct chimney stack works is to have what is known as a chimney saddle installed around the stack. These are only required if the chimney works are extensive and/or are the sole works to be carried out on the property.
