To say everything’s up in the air within the property industry at the moment is
an understatement. Look at almost any area of operation whether it’s lettings, sales, property management, conveyancing or surveying and change is in the air, or in some cases already underway.
To a significant degree this is being caused by outgoing Prime Minister Boris Johnson’s much-vaunted Levelling Up agenda.
Levelling up may sound nice or – depending on your political viewpoint – pointless and vote catching, but it’s inflicting significant uncertainty on estate agents.
The changes proposed by the Fairer Renting White Paper have thrown evictions, redress and tenancy management into confusion for agents and landlords too, while attempts by the Government to level up the world of tenure with its leasehold and freehold reforms are about to, and will in the future too, change much for the property management industry.
Levelling up may sound nice... but it’s inflicting significant uncertainty on estate agents.
And then we have Trading Standards attempting to nail down sales agents with more rules on material information, as well as the government’s attempts via the House Buying and Selling Group to digitise and speed up sales progression in particular and conveyancing in general.
And lastly but not least, no one’s yet sure which way the sales or lettings markets are going, something Kate Faulkner examines in this issue including whether prices will keep on rising.
