Showing Oceanfront Condo Buildings
Prior to showing confirm that the listing is on the On-site rental program or if it’s on an off-site rental
program. On-site rental agencies usually have keys at the front desk; however, off-site rental units may
require you to call for a door code prior to showing, or pick up a key at an off-site office. When calling
for availability try to check as close to the showing time as possible. For example, if you call the front
desk on Wednesday to show a unit on Friday, it may be vacant as of Wednesday, then a walk-in client
checks in on Thursday. If you haven’t checked again prior to your showing, you will arrive on Friday and
be denied access to the unit.
If you cannot get into a specific unit, as the front desk if there is a vacant unit available to show in a
similar stack. In most buildings the stacks have a similar floorplan. Just remember to explain to the
client that the unit they are viewing may have different interior or upgrades, but they will at least get to
see the layout and general location of the unit.
Summer is the peak season for tourists, which can make showing units extremely difficult during this
time. Warn clients unfamiliar with condotel projects that showing availability will be limited by
occupancy rates, and there could be a chance of not getting access to many listings. For busy times, or
buyers interested in a particular unit, ask the rental agent when the guest will be checking out, or if
there is a good time to show in between guests checking in and checking out while the room is being
cleaned. Just make sure the front desk will allow you to show a unit if it has not been cleaned, this
policy differs depending on the resort.
