The consistent approach to the architecture gives the scheme underlying cohesion.
However the similarity of the buildings would benefit from some variety. This has
been addressed to some extent by employing different finishes on the buildings;
although I feel the most prominent 4 storey buildings would benefit from the greater
contrast provided by the grey cladding whereas the more discreet contrast provided
by the bronze finish is more suited to the 3 storey buildings where it is less necessary
to break-up the building’s scale.
The architectural detail will be key to determining the quality of the scheme, and I
also have some concerns about the rainwater pipes, which should be carefully
designed and preferably limited to the flanks. Also the windows will need to be a crisp
design (UPVC will be unacceptable) and reveals should be sufficiently deep to
contribute a sense of structural depth. The opportunity should also be taken to
incorporate solar panels on the roof. It is also noted that no provision has been given
to any lift housing that may be required on the roof. Appropriate conditions are
therefore needed to cover this.
