The site is heavily screened to the south, east and
northern boundaries. The south and south eastern
sections of woodland are an area of ancient woodland,
the extents of which is shown on the Landscape Character
Assessment document. The heavily screened nature of the
site allows the existing buildings to remain largely hidden,
as a result, the building does not register in any long
views of the site, nor even from Lewes Road.
The neighbouring site of Wealden House is located
to the North West of the application site. The scale
and character of these buildings is more domestic in
character reinforced through the use of chimneys and
low pitched roofs. To the north west of Wealden House
exist the residential developments of Carlton House and
Ashbourne House, both of which are more recent flatted

The existing properties along Lewes Road represent an
eclectic mix of styles and characters. The vast majority of
properties are residential and are situated on large plots
sited a good distance back from the main road.
To the east of the application site the properties of North
Lodge and The Barn, which is staff accommodation
for the school and is situated close to the sites western
boundary.
