Project Legacy Update
As communicated over the summer and early fall, significant effort continues with respect to the new lodge. The above images illustrate that we have been responding to the needs as outlined by our Focus Groups, and we have made a video available on our website.
We have progressed with the design, incorporating the requests from our 18 Focus Groups, to have a building where we have fulfilled the needs of the Club, as the Members have expressed to us.
We have been working with our Architect and Contractor, preparing detailed cost estimates and value engineering of every aspect of the new clubhouse as the design has progressed. This is why we are using the Construction Management method of building the lodge at this time. Our reviews have been rigorous, reviewing the entire project budget, including site servicing, parking lot issues (temporary) and the detailed construction costs of our proposal. As the working drawings progress, our budgets become more accurate.
We are learning that construction costs in Canada are increasing in excess of inflation – in some areas significantly – driven in part by tariff uncertainty between Canada and the US on aluminum and steel. While we have not fully tendered to direct subtrades yet, we are continuing to value engineer the project to finalize an acceptable budget. As communicated several weeks ago, although we feel we are close to site plan approval, we are working diligently on minor comments received to date from various planning departments.
We are progressing towards final construction documents and with our pre-construction Contractor, evaluating plans against our initial budget. This circle of work will enable us to minimize uncertainties in our budget estimate and keep us on track once we commence construction.
Our plan is to apply for a Building Permit in mid- December and final tender in January to allow for a spring construction start. Tendering in January for spring construction will result in more competitive construction bids. Starting in the spring should also reduce any additional costs due to winter construction.
The Board is committed to investing heavily in the pre- construction planning to ensure we have cost certainty and an efficient construction period which minimizes construction delay.
The Board remains fully committed to completing Project Legacy, while minimizing the financial risk to the Club, and we will continue to provide updates to the Members on timelines and the projected cost for the new lodge.
