By volume, 3,751 new dwellings were
consented in the month (+26.9% on Dec 2019).
For the 2020 calendar year, consent values were as follows:
• Residential:$16.5billion(+3.5%on
YTD Dec 2019).
• Non-residential: $7.0 billion (–5.6%). • Total:$23.5billion(+0.6%).
By volume, 39,420 dwellings were consented in 2020 (+4.8% on 2019).
When it comes to the value of residential consents, although denser housing types have continued to grow, it’s still a bit of a surprise to see Stats NZ reporting that the 2020 consent value for multi-unit homes increased by nearly 11%, while standalone houses grew by a meagre 0.5%.
Indeed, consents for townhouses, flats & units rose from 8,208 in the 2019 year to 11,603 in 2020 and now make up nearly a third of all new homes consented.
By region for the year, Auckland showed most volume growth in dwellings (+9.9%), followed by Canterbury (+11%) and the Rest of the North island (+8%).
Surprisingly, 2020’s residential consents in the Waikato fell (–5%) as they did for Wellington (–5%) and the Rest of the South Island (–10%).
Stats NZ’s building consent data for January 2021 is scheduled for release on 3 March, followed on 5 March by the December 2020 quarter Value of Building Work put in Place.
