     TENANT SELECTION
           Screening and selection of tenants is a crucial aspect of property investment
           management. To ensure the correct tenant is found for any investment property,
           there are a number of steps and criteria that prospective tenants must follow and
           meet prior to being approved to reside in any property. Our property managers
           also have a strict application processing policy and procedure they must follow to
           ensure the right tenant is selected.
           Our selection process normally consists of:
           - Completion of our Bellcourt Property Rentals Application Form in Full
           - Tenancy Database Check (TICA)
           - Extensive reference checks
           Employment and income checks, including previous employment checks if
           deemed necessary
           - Affordability Check
           - For students, information about the university or college they will be attending,
           copy of student identification
           - 100 points of identification, including photo identification
