COMMENCEMENT OF THE TENANCY
Once an application has been approved, each tenant over 18 who will be residing in
the premises will be required to attend a tenancy sign-up. This introduces the
applicants to the company and outlines their responsibilities as a tenant, ensuring they
are aware of the strict guidelines they will be required to meet.
The initial routine inspection will be allocated 6 weeks from the commencement date
of the tenancy agreement and re-scheduled on a 3 monthly basis thereafter.
All bond and rent money in advance will be paid by the tenant/s and the bond
lodged with the Residential Tenancies Authority within 7 working days of the Bond
Lodgement form being signed.
The Property Condition Report will be completed by the property manager prior to the
tenant/s moving in and upon collection of the keys to the premises, the tenant will
collect the report. The tenant/s are required to complete the report, sign and return to
the office within 7 days of the tenancy commencement.
No keys will be handed to the tenants until all documentation has been signed and
the bond/rent in advance paid in full.

A strong tenant and property manager relationship can benefit an owner and the

which are given out on a monthly basis. These rewards are based on tenants meeting
the following criteria:
•Nil arrears
•Following correct property maintenance protocol
•Faultless routine inspections
•Response time and communication with the property manager
•Treating tenants with respect and rewarding them will in turn motivate them to treat
us and the property with respect
