MANAGING YOUR PROPERTY





          ROUTINE INSPECTIONS


          Routine inspections are carried out during a tenancy to ensure the property is being
          well cared for and that there are no maintenance or health and safety issues
          outstanding. Under the Residential Tenancies Act four routine inspections may be
          carried out within a 12 month period. We must provide the tenant with 7 – 14 days’
          notice and must arrange the inspection so it is suitable to their convenience.


          When completing the routine inspection, we utilise the most up to date technology.
          Using our iPads and Rentfind Inspection Manager Application we prepare a
          comprehensive report for your perusal. This report contains detailed photographs
          and comments about each area of your home. A copy of the report is then emailed
          directly to you shortly after the inspection is completed.


          CONTRACTORS


          At Bellcourt we have a team of highly skilled professional tradespersons that are on
          hand daily for routine maintenance and emergency situations. Due to our ongoing
          relationship with these tradespeople we have negotiated competitive prices along
          with their loyalty and reliability. This comes with a real advantage as our
          tradespersons will prioritise our requests and always give an honest opinion.


          We have plans in place for out of hour’s emergencies when unexpected things
          occur. Our staff are available 24 hours a day and can arrange emergency relief for
          tenants.
