the homeowner will simply refinance. If you have your lien down, you’ll get paid by the
new lender.
What you can do: Contact real estate agents in your area and tell them what you do.
Tell them that if a property has a judgment on it, you’d like to help. You can then contact
the creditor to take assignment, and later discount the judgment so that the homeowner can
sell his home.
• The homeowner is happy.
• The original Creditor gets some money.
• You get your money
Method 2: Getting lots of judgment from businesses
Businesses have judgments against people. Sometimes lots of judgments I’ll give you
an example to explain how to identify and then take assignment on their judgments.
A Peter Story:
When I first went into business I realized that Lexis and other databases were tools
that hardly anyone was using well. Right down the street from me
was a company called Pearson Ford. So, in the Judgments section of
the database, I put in “Pearson Ford” as Creditor, and “San Diego” as
the city. I came back with about 80 judgments that weren’t satisfied!
I printed out the information, tallied how much was owed Pearson Ford by year, and made
an appointment with their collections manager.
I put on a coat and tie (ugh) and took my file. The collection manager’s name at the
Ford was Wendy. She was impressed to see that Pearson Ford was out $63,400 from just
one year, $112,300 from another year, and so on. I knew things about her business that she
didn’t!
She said, “Well let’s pick a year, Peter, and we’ll give you those
cases.” I picked a year, took assignment on them all, and began
collecting. Pearson Ford told other companies about me. I had more
work than I could handle.
