Just a short note to thank you for the opportunity of inspecting the property, and providing you with
a current market appraisal which is based on several factors:

1. Recent sales in Coniston and surrounding suburbs
2. Size, features and condition of the property
3. Other properties currently for sale in Coniston and surrounding suburbs

The price analysis, was researched from reliable information currently available from the local listing
services, (RP Data services). It indicates what real estate activity has occurred in your area with other
properties. While none of the properties are exactly like yours, they do provide a good reference
source for a comparative market analysis.

In our opinion properly marketed and promoted the property should realise offers in the vicinity of
$500,000 to $520,000 based on recent sales within your area.
