RE: MARKET APPRAISAL OF YOUR APARTMENT AT

Just a short note to thank you for the opportunity of inspecting your apartment, and providing you
with a current market appraisal which is based on several factors:

1. Recent sales in North Wollongong and surrounding suburbs
2. Size, features and condition of the apartment
3. Other properties currently for sale in North Wollongong and surrounding suburbs

The price analysis, was researched from reliable information currently available from the local listing
services, (RP Data services). It indicates what real estate activity has occurred in your area with other
properties. While none of the properties are exactly like yours, they do provide a good reference
source for a comparative market analysis.

In our opinion properly marketed and promoted the apartment should realise offers in the vicinity of
$630,000 to $650,000 based on recent sales and performance of other properties in your area.

We wish to advise that the weekly rental would be in the vicinity of $530 - $550 per week. The
current property features, condition, location, closest comparable properties and market demand are
all considered at the time of appraisal to provide the most accurate reflection of potential rent.
