Rental Market Update


       At the mid point of 2019, we have seen the rental prices generally lower in the past 12 months. Apartments
       have dropped by 3.5% in the past 12 months across the Lower North Shore. Cammeray has seen a similar
       drop of 3.8%, however coming into Spring we normally see an increase in demand for apartments so it will be
       interesting to see how the market performs in the next six months.
        
       The rental price for houses has also lowered in 12 months, by 8.9%, however, looking at the rents over a three
       year period, house prices have still increased by 22% since 2016. Whilst houses have seen a larger drop, the
       demand for three or four bedroom properties is still very strong, especially if the property has been renovated.
        
       Whilst the average days on market for a property on the Lower North Shore is now over 24 days, at Belle
       Property Neutral Bay we are still leasing properties on average, within a 14-17 day period.
