Planning
The Derbyshire Dales Local Plan (2017) sets a housing delivery target of 284 homes per annum.
The latest Housing Delivery Test results show that over the last three years, they have more than met this target.
Their annual monitoring report shows that they have 5.89 years of housing supply in the District. There is therefore no question of the ‘tilted balance’ applying.
This is important to the tactical promotion of the site – it lies outside the Ashbourne settlement boundary. An application would be contrary to the development plan.
The adopted Local Plan supports a bypass for Ashbourne – and the route has just been confirmed. But there is no requirement for it to be delivered in the plan period to support the current generation of housing and other growth allocations.
