After Hours HVAC
                $50/hour with a full floor minimum.

                Holdover
                125% of Base Rent being paid monthly for the first 90 days, and 150% thereafter. Tenant shall not be liable for any special or
                consequential damages as a result of any holding over, unless such holding over has continued for more than 30 days and
                Landlord has (1) located a party interested in leasing at least all or any portion of the Premises, and (2) begun discussions
                regarding the terms on which such party would lease at least all or any portion of the Premises.

                Renewal Option
                One Option to renew the Lease Term for a period of 60 months with no more than 15 months and no less than 9 months prior
                written notice, of which shall be at the Market Rental Rate. The Market Rental Rate shall be the armlengths fair Market Rental
                Rate that Landlord and owners of Comparable Properties.

                Right of First Refusal
                Deleted per the 7th Amendment.

                Termination Option
                Deleted per the 6th Amendment.

                Sublease/Assignment
                Tenant shall not assign or sublease the Premises without prior written consent of Landlord, except for Permitted Transfers.
                Landlord may deny consent if (i) the subtenant is engaged in a business which is not in keeping with the standards of Landlord
                for the Building, or has a reputation or credit standing less favorable than all tenants leasing space in the Building,  (ii) Tenant
                is in default, (iii) the proposed subtenant is a person or entity with whom the Landlord is then negotiating to lease competing
                space in the Building on terms substantially comparable (other than rent), (iv) the occupancy of the Premises by the proposed
                subtenant would cause Landlord’s insurance to be cancelled or materially increased, (v) the use is not a use generally  in
                keeping with the uses allowed at Comparable Properties, (vi) the use is onsite, consulate healthcare or medical care provider,
                call center, collection agency, or high employee density use (greater than 1 person per 200 RSF), are all prohibited uses unless
                Landlord has permitted other space in the Building to be used for such uses.

                Signage
                Crown Signage on the north and south facades of the Building.
                Non-exclusive right to use the existing monument sign for the Building.

                Restoration Deposit
                Tenant shall deposit the Restoration Deposit of $75,000.00 with Landlord at least 90 days prior to the Expiration Date (April 1,
                2026). If Tenant performs all obligations in the Lease as of the date of Expiration (June 30, 2026), within 45 days after Expiration,
                Landlord shall return the deposit or however much of said deposit not applied by Landlord.
