ASSET SERVICES/PROPERTY MANAGEMENT Asset Strategy A key position in Macquarie Street will be a significant and refurbished asset, and headquarters for various tenants. Transition Plan As your property manager, our role is to help facilitate the relationship between those charged with managing the contractual aspects of the project’s completion and delivery, the needs of the occupiers and your expectations. Creating strong relationships with the builder, leasing agents, project manager and occupiers and the retailers will be essential. Clear communication, and a full understanding of the role of each party needs to be established from “day 1”. Our integrated team will work collaboratively with MEAG to execute the Transition In plan and ensure timely delivery throughout the transition process. Key actions will include: • Induction and familiarisation with the refurbishment. • Cushman & Wakefield’s on-site team to establish protocols for the management of reported issues during the refurbishment. • Review the Building Contract to fully understand obligations of all parties. • Attend coordination meetings • Prepare a responsibility matrix to show obligations under the Building Contract & Lease for all parties. • Prepare and agree a communication plan for all parties. • Prepare a ‘Defects Register’ in order to record and manage all defects arising. Taking a planned approach and applying the deep breadth of skills and experience of our subject matter experts for each discipline will ensure that MEAG can be confident that Cushman & Wakefield will provide a safe pair of hands in managing the transition and ongoing management of this new asset and creating an exceptional tenant experience for your occupants. Asset Plan Each year in conjunction with MEAG we will prepare an Asset and Business Plan for the coming year. The structure and details of the Asset and Business Plan will vary as required. The Asset and Business Plan will cover elements of market, revenue/expenses and strategic direction of the property in the future. The Asset and Business Plan is an important annual document that will review the financial, physical and external factors relating to the property. We have proposed a strategic Asset and Business Plan template in the Appendices for your review and consideration. 118
