LEASING SERVICES Market Trends Trends in Occupier Requirements for Office Accommodation For the last three years Cushman and Wakefield have completed a survey of both Landlord and Tenant Advisors to assess key building attributes in order of importance to occupiers. Regarding the notable trends in occupier requirements when assessing a new building the survey confirmed the below points of interest. • End of Trip facilities have risen in importance from Tier 2 to Tier 1 from 2017 to 2018. This confirms what we have been seeing with occupiers on the ground for several years. The importance of End of Trip to occupiers when assessing new buildings speaks directly to retention and attraction of staff. • Third Spaces (building amenity including boardroom facilities and co-sharing flexible space) have also provided a clear trend rising from Tier 3 to Tier 2 from 2017 to 2018. Noting the continued importance from occupiers regarding Third Spaces we anticipate this to again rise to Tier 1. • Flexibility in lease structure is also a new trend we are closely observing which is rising within Tier 2. The flexibility in lease structure is growing in importance with the rise of co- working groups within the broader Australian market. Occupiers seek out flexibility at every opportunity and this trend is clearly on the rise. *The graph on the left is 2018’s survey concluded in October.
