Visionnaire was commissioned by a Dubai based fund to undertake a feasibility assessment and man- age first stage due diligence with respect to Grosvenor Gardens House ahead of a prospective ac- quisition.
Visionnaire undertook market research, zoning analysis, pro- gramme analysis and a financial evaluation to assess the feasibility of the development and to deter- mine the fair market value of the asset ahead of our client submit- ting a purchase offer.
Visionnaire’s strategy proposed the development of 42 luxury apartments to be branded and serviced by the neighbouring Gor- ing Hotel, holder of a Royal War- rant of Appointment to H.M. the Queen. Visionnaire led the nego- tiation process on behalf of the client, informed by a continuous process of regulatory and finan- cial analysis throughout.
