9.2.4 Construction & Real estate corporate news
The largest owner of retail real estate in Russia, the Ingka group, is looking for a buyer for all 14 of its Mega shopping centres and plots for the construction of new ones, RBC learned. Negotiations are in the initial stage, but there are at least two applicants, several sources in the market told the publication. The company does not comment on market rumors. At stake is about 2mn square metres. m of space is almost the same as that of the other two companies in the top 3 sectors - Tashir by Samvel Karapetyan and Adamant by Vladimir Golubev - combined. For the Russian market, this is an unprecedentedly large asset - the publication's experts call a fair price of $5bn, and taking into account income (according to Forbes, $350mn in 2021) - even $10bn. The traffic of Mega centres fell sharply after the closure of IKEA and even more with the departure of Western brands, which accounted for an abnormally high share of tenants - up to 50%. The asset nevertheless remains of high quality and promising. It is realistic to sell shopping centres for $2– 2.5bn, experts say: “unfriendly” companies are now not allowed out of Russia without a 50% discount to the price of the asset, not counting a 10% contribution to the budget or payment by installments. But this is still a lot, and the centres will most likely have to be put up for sale separately in the regions.
