Postponing the entrance of big players into the market was a measure of compromise, and allowing foreigners to enter it became possible only after a national referendum. Solsky is also convinced that it is not worth postponing further steps within the framework of the land reform "for later", on the contrary - the reform should be strengthened.
How land prices in Ukraine have changed during the second year of the full-scale war. The weighted average price of land in Ukraine increased by 10.4% in the first nine months of the year - up to ₴38,500 ($1,070) per hectare, according to the corresponding report of the KSE. It is noted that 31.1 million hectares of land in Ukraine are privately owned. Hence, a 10.4% increase in price equals an increase in the capitalization of the agricultural land market by ₴115.1B, which corresponds to about a tenth of the revenues from the Ukrainian budget’s general fund in 2023. The highest prices for agricultural plots are observed in the Ivano-Frankivsk, Lviv, Volyn, Ternopil, Kyiv, and Poltava regions. The lowest are in the territories affected by hostilities and in the frontline regions. In the third quarter, 21,400 purchase and sale transactions of agricultural land with an area of 43,500 hectares were carried out. At the same time, the land market was much more active in the second and third quarters than in the first due to the growing interest from buyers.
In Ukraine, the commissioning of housing increased by 13% over the year. Housing commissioning in Ukraine increased by 13% in the first nine months of the year compared to the corresponding period last year - up to 5.45 million square meters, reported the State Statistics Service. Since the beginning of the year, 3.26 million square meters have been commissioned in cities (59.8% of the total volume) and 2.19 million in rural areas. In particular, 66,500 apartments were commissioned, 9.2% more than in January-September 2022. The largest number of residential units were introduced in the Kyiv region (18.5% of the total volume), in Kyiv (15.4%), as well as in the Lviv, Vinnytsia, Ivano-Frankivsk, and Zakarpattia regions. The increase in the volume of new housing was recorded in all regions of Ukraine except for five areas. The Kharkiv region showed the largest growth (+385.8%). At the same time, five regions recorded a drop in the volume of housing units: Odesa (-57.2% compared to the corresponding period last year), Poltava (-46.8%), Zaporizhzhia (-25.3%), Chernihiv Oblast ( -21.6%), and Zhytomyr (-11.1%).
How prices for apartments in Ukraine have changed over a year: In Kyiv, an average one-room apartment costs $87,374 (+8.7% compared to last year). However,analysts say you can find a one-room apartment for $60,000-$65,000 in a concrete panel building or Khrushchevka. At the same time, real estate prices in hryvnia increased due to its devaluation immediately after the start of a full-scale war. However, the cost of housing in dollars initially decreased throughout the country, then began to increase steadily. The average price of a one-room apartment is lowest in the Mykolaiv region, without considering temporarily occupied territory. There, asking prices are $23,275 (1.2% cheaper than last year). In second place is the Kherson region, where a one-room apartment costs $23,627 (+5%). Apartment prices are below $30,000 in several areas. In Zaporizhzhia, it is $23,716 (+2.8%), Kropyvnytskyi is $24,124 (+9.5%), Sumy is $26,292 (+26.4%).
Prices for apartments in one of Ukraine's "peaceful" cities have soared by 20%. In Uzhgorod, the average price of a one-room apartment reached
