INSPECTION Typically, within the first week after accepting an offer, the buyer will want to conduct their inspections on the home. We will work with the buyer’s agent to coordinate a time that works best for all parties. You will want to leave the home during this time to allow the inspectors and the buyers uninterrupted time with the home. This typically takes about 3-4 hours, but we will keep you informed when we reach this stage. APPRAISAL The buyer’s lender will order an appraisal to be conducted on the home, which generally occurs after the inspection period. You will want to leave the home during this time as well. We will meet the appraiser at the home to provide them with market data on the recently sold homes along with a list of any upgrades or additions you’ve added. This typically takes about an hour. BUYER WANTING ADDITIONAL ACCESS Sometimes the buyer might want to come in to measure or bring a family member in as the closing day gets closer. They generally are doing some shopping for the home and are excited about the move. We always try to limit this so it doesn’t interrupt your day to day, but if it works for your schedule it is always nice to accommodate. CLOSING Your attorney will facilitate the closing of your home sale. On the day of closing, your attorney will take the funds they have collected from the buyer and their mortgage company to pay off any liens including a mortgage (if applicable)and make sure the buyer is being given a clean title. Your proceeds from the sale can either be wired to an account or they can give you a check. Wire fraud is on the rise and we always like to protect our clients from any potential scams, which is why we strongly recommend to get a check issued from your attorney. CONVEYANCE TAX In Connecticut, sellers are responsible to pay a conveyance tax to the town and state when selling their home. The rate varies based on the town and the sale amount but a good estimate is between 1% and 1.75% of the total sale price. Your attorney will help facilitate this process.
