Preparing to letThere are six key factors that you’ll need to cross off your list before placing your property on the market.1. Condition of property The little things can have a big impact. Think about how the decoration and furnishings of your property can maximise its potential. An up to date bathroom and kitchen, walls painted in neutral colours and ample storage space, along with wooden foors in reception areas often lead to speedy rentals at higher prices. 2. Appliances and manuals Appliances and manuals. Any machinery and appliances in the property should be in working order, with their corresponding manufacturers operating and instruction manuals. You should also supply any details of maintenance contracts. 3. EPC It is a requirement for all properties to have an Energy Performance Certifcate (EPC). This rates the energy effciency and environmental impact of your property on a scale from A to G.
