Long lets: 6+ months1.       Furnishings  You will need to decide whether  to let your property as furnished  or unfurnished. This will often  have no impact on the amount  of rent a property can achieve  and we can help you out by advising which items you should leave and which should be removed. If a property is listed  as ‘furnished,’ this usually means that it is ready to move in to.  An unfurnished property will include curtains or blinds,  carpets or other fooring and  white goods in the kitchen.2.  Property Management  An important decision you    will need to make is who will  be overseeing the property while  it is let. Term of letting  You will need to work out the initial amount of time to let your property for. Most tenancies are for an initial term of one or two years. Early termination clauses as well as tenants’ options to renew the agreement can be negotiated.4.  Utilities and Council Tax  As the landlord you will be responsible for any ground rent and service charges payable  and the tenant will normally cover the costs of all gas, electricity, telephone, water, council tax  and television license bills.
