Presenting yourproperty for viewingsFollow our advice to get the best out of your property when showing it to prospective tenants. 1. First impressions Make sure you entrance and front door are clean, vacuumed and free from junk mail. By removing clutter and unnecessary items from your property, you will start to ‘depersonalise’ it, allowing you next tenant to imagine themselves living there. 2. Lighting Before the viewing, pull back curtains and ensure that windows are clean to maximise natural light. In the winter months you might want to consider adding extra lighting such as lamps or fairy lights to add extra warmth to the property. If there is no-one currently living in the property, make sure that the mains power is on and all the lightbulbs are working. 3. Temperature Help your potential tenants to imagine themselves living in your property by leaving windows open in the summer and using freplaces and central heating in the summer.4. Freshness Keep damp smells in areas like basements to a minimum by using a dehumidifer and ventilation. Make up beds with fresh linen before photographs and viewings.5. Cleaning It is essential to clean your property regularly and take extra time to pay attention to dust and dirt that may have collected in hard to reach areas. 6. Garden All gardens and green areas should be well kept and look attractive. Prune any hedges or trees and make sure your lawn has been freshly mown. Nothing is as important as the frst impression.
