Short lets: 1 – 6 months1. Furnished If you are letting your property out for a short term let, it will need to be fully furnished. This includes bedding, bed linen, towels and bathmats etc. equivalent to the number of bathrooms/en suites/shower rooms and occupants.2. Fully equipped Short term lets must be fully equipped with items such as crockery, serving dishes, cutlery, glassware, pots and pans. The landlord should also provide a working microwave, kettle, vacuum cleaner, toaster, iron and ironing board. 3. Utilities Council tax and utility bills should be included in the weekly rent of a short term let. Aside from this, the tenant will be responsible for the cost of any phone calls made where a landline is provided.4. TV and internet facilities The majority of short term tenants will need a working internet connection and television. All monthly costs of these should be included in the tenants’ weekly rent. If you do not already have a connection installed in your property, the cost of this can be negotiated separately. 5. Personal items Any personal items should be removed from the property prior to tenants moving in. If a landlord choses to lock personal items away in a room or cupboard this will need to be stated as part of clause in the tenancy agreement, making it clear that the area is not available for use by the tenant(s).6.
