Welcome to the 2025 San Antonio Housing ForecastTM

Welcome to the 2025 Housing Forecast! It is our pleasure to welcome back our keynote speakers from 2024-Mayor Ron Nirenberg, Dr. Robert Dietz from the National Association of Home Builders (NAHB) and Bryan Glasshagel, Senior Vice President for Zonda.
Last year was a year of high interest rates, elevated construction costs and a shortage of buildable lots. This year, GSABA members will still face several of the challenges from 2024 but there is optimism across the nation that our industry will prosper and grow in 2025. According to reports available at this time, the business climate should change for the better and we are all hopeful we will see an increase in residential starts along with higher new home sales and reduced interest rates.
NAHB recently reported that Builder sentiment held steady through the end of 2024 and the anticipated interest rate cuts from the Federal Reserve and future regulatory relief played a big part in that sentiment. For several years, NAHB along with the Texas Association of Builders (TAB), and the local Builders Associations have crossed partisan lines to work on solutions for America’s biggest housing challenges and we are committed
to continue to fight for attainable housing and home ownership in the future.
We are all fortunate to live and work in the San Antonio area where we have had steady population growth and a solid job market. This has created a demand for new homes and supported a stable housing market compared to other residential new home markets across the nation. We are hopeful that employment rates will continue to rise in our area which will provide stable income for more families and individuals to quality for a mortgage and a new home.
GSABA’s Board of Directors receive a monthly market update on the San Antonio Board of Realtors (SABOR) Multiple Listing Service statistics from Dayton Schrader and Raul Jimenez with the Schrader Group at our board meetings each month. There were 13,470 active listings as of December 2nd, 2024 with 4,056 being new construction and 9,414 being pre- owned listings. While new listings are rising, many homeowners who would be new home buyers are holding back likely due to elevated interest rates and general economic uncertainty.
The Schrader Group provided a 20- year comparison of all closed homes at our December 12th Board meeting and interestingly enough, 2024 was the 5th best year for the greater San Antonio area in closings. There were 31,374 homes closed from January 1st
through November 30th this year with an average sold price of $366,173.00.
This is great news for our industry, the only wild cards are the potential impact of future tariffs and the deportation of undocumented workers which would hurt the agriculture and construction industries the most.
