 Thank you for the opportunity to present this report to you for the sale of your property located at 28 North Hollow Road in East Hampton, NY.
This CMA will help to provide an overall awareness and a clear understanding of your property’s real value as it compares to sold properties as well as active competes in our current sales market. Due to the uniqueness of the property, a subjective aspect must be considered when ascertaining a listing price range.
In our opinion, 28 North Hollow Road is a wonderful property boasting many positive aspects:

• Belgian block driveway
• Stone wall at the street entrance
• Mahogany decking
• Updated Kitchen
• Updated bathroom on the first floor
• Generously sized master bedroom suite
• Pool house
• Outdoor kitchen island with grill and stone counters
• 6 homes from entrance to North Hollow Association Beach
• Great exterior entertaining spaces
As with all properties, the perceived negatives by potential buyers have to be addressed. Taking care of the maintenance issues mentioned in the email on January 12, 2020 would be wise. It would give potential buyers fewer faults to find. Buyers are likely to notice the window seals that are broken in the living room (2) and master bedroom (1). Most buyers today want turn-key properties. The outdated bathroom and the sub flooring in the master bedroom may be an issue. Also, the rustic third bathroom in the basement makes the actual living space seem more like a 3 bedroom 2 bath house.
Today’s market is price driven. Properties that are priced correctly to market or very near real value tend to sell as our buyers are very savvy.
