As you know, we brought your property to market at an asking price of $2,295,000.
Positive feedback included: Great location to the Village, fabulous street, great trees, nice house flow, a pool with southern exposure, and a grandfathered one- car garage that could also be turned into a pool house.
Challenges for the property include: limited to no expansion potential, while nicely maintained, the property does need work; new windows, new kitchen, outside to be painted and overgrown landscaping to be removed
Unfortunately most of today’s buyers are looking for completely turn-key opportunities, they just do not want to do any work. However there have been two trades on your block that both needed renovations:
103 Mill Hill Lane traded for $2,300,000 (closed January 6, 2020) 68 Mill Hill Lane traded for $2,350,000 (closed January 29, 2019)
Both homes though offered larger lot sizes, physically larger size homes and opportunities for expansion.
With that being said, our goal will be to enter your property as a New listing in the various data bases (Hamptons RE, OutEast and Zillow...plus it will then be fed to our over 40 web partners) so the previous sales history does not show. We also recommend with any new listing a price change, in the case of your property we are suggesting a new asking price of $2,195,000 (down $100,000).
