Security is always a major concern, so highlight your security features and ensure that
if installed, that they are working. (e.g. alarm system, panic buttons, beams, burglar
bars, cameras, etc)
The outside areas and garden – to be neat and clean, it is always a good idea to have a
garden that is as low maintenance as possible. This will be more appealing to tenants
and will be less that can go wrong in the long run.
Ensure that the garage doors and gates are fully operational and that all remotes are
available and working.
Bottom line; ensure that your property is
neat, tidy and fully functional. This will
leave you with the best possible chance of
filling it quickly and with the quality
tenant that you want.
FINDING A TENANT
Again put yourself in your ideal tenants shoes – where would you start to search for a
property? Most tenants use online media to search for property, so ensure that you
are using good property portals to list and advertise your property. Having excellent
quality clear photos in your ad showing how great your property is cannot be stressed
enough! Good images will be your best sales person.
PRO TIP: Include a great HD video as part of your images. If good photos are you best
sales person, great HD video is even better.
The sites and portals to use could include Private Property, Property 24, IOL property,
My Property, SA Hometraders, SA Rental, SA Properties, Gumtree, Facebook and other
social media sites.
BE SURE to price your rental correctly, pricing it too high will result in it not being
rented out. Bear in mind that tenants will generally search using their budget as one
of the search criteria, and they will view and compare properties on their shortlist.
Be sure to do (or get) an accurate rental valuation.
BE AWARE, that in terms of the Rental Housing Act 50 of 1999, you may not unfairly
discriminate against any tenant or prospective tenant, or members of the tenant’s
household, or the bona fide visitors of the tenant; when advertising, or negotiating a
lease or during a lease on the basis of race, gender, sex, pregnancy, marital status,
sexual orientation, ethnic or social origin, colour, age, disability, religion, conscience,
belief, culture, language or birth.
