I also suggest you request Flat 5 to forward you my earlier reply to Michele this morning. It explains everything (part of which I repeat below.) Again on the pdf.
1)You have stated earlier that all the electrical works has been completed. I passed by yesterday, and when taking my rubbish to the bins, I still see these electrical wires (please see photo attached). Please explain to me how the electrical wiring can be done based on this? Surely this is a huge safety issue?!
The wiring you refer to and attach a photo of are, as you rightly suggest, a royal mess. But they are telephone wires, not electrical, and when the rear works commence will be tidied up as much as possible as well as (if affordable) getting BT in to sort but risking everybody's tel/wifi/ etc being disconnected - it's a big risk and as you hopefully are aware, nobody can work on BT installations other than BT..... catch 22
2) Please explain why I mostly never see anyone in the building working? Perhaps if we had a schedule for the works being carried out it would help us to understand better the timing and budgeting of our building works. Or an opportunity to speak to the project manager. Given that there are only 9 flat owners involved, I would think this would be something welcomed to make us feel part of what is happening.
oooooooh - ask Michele - in 2004 when the last works were done, we didn't see anybody for two months.... two months! This time around, the scaffolding frontage was accomplished on schedule (in fact well ahead of schedule), and workmen commenced the fire-escape workings yesterday, and checking all windows today - I have never experienced a quicker start and I've witnessed at least 4.
I am the project manager as I'm on site 24/7. We also have a Site Foreman. We also have not one but two Surveyors. We are using your preferred contractor and the agreed budget of £105,019. Never before have we had such a line- up for what is a very simple schedule of works (as indeed were all previous works but then we had no-one.... again refer to Michele who made clear in numerous emails to our Agents her total dissatisfaction...... what else is new, save she can now include Flat 9 and regrettably you, too in her verbosity and constant b
I think the previous three years of argy-bargy answers your query as regards getting together. All is agreed, all is on schedule, all is on budget (but certainly not if certain lessees do not pay the requested funding which is a fraction of what those same lessees were requesting we should be spending....!)
You were sent a works schedule a fortnight ago, but here it is again (attached p1 on the pdf which also includes correspondence and replies to date with Flats 5 and 9) - you will note that no works were to be commenced until approx 12/15 September - today is the 12th...!
Best wishes, don't worry, all will be well but if you (and/or others) are going to withhold funding, best advise soonest so our works schedule can be regrettably adjusted. Three lessees to date have paid, myself included.
