But that immediately adds 30 - 40% onto any costs immediately, if not more I would surmise and exactly what an Agent's main sole contractor would do - which is exactly what we are attempting to avoid - at least Management is - you and indeed it would appear some other Lessees have a different Agenda or a great deal more money than some us including myself are willing to spend.
Management will not only Project Manage what is a very straightforward set of works but also do it for far less than you are proposing, and as I have previously pointed out, no monies over and above the minimum that Management is obliged to do and spend within the terms of the Head Lease can proceed without a 100% agreement from all Lessees.
You hardly need reminding of the Dish affair to see how difficult that could be, and made all the worse by the delays and contrary opinions as to style to date. Had we proceeded on June 1st (after the voting deadline of May 31st - held up by you) the Internals would have been completed on schedule on budget (£27,000) by now.
