Sorry - this is a bit lengthy but does explain the current dilemma we face. We have to make some serious decisions as regards the intended Internal Decorations at Mitre House.
The situation is as follows:
Our Agents, KFH (Julie Freeman) have presented their estimates, intending to accept Surecast Ltd at a staggering cost of £47,406 plus vat plus fees - that translates to around £60,000 with vat at the present 17.5% plus their fees etc which I'm estimating to be around £3650 plus vat, but even this figure could rise substantially as all sub-contractors (Posh Ltd for the marble restoration and PIP for the lift works) make clear additional fees and costs for "attendance, overheads and profit on the sub- contractor's work" which translates into extra costs at present unaccounted for in the above figures.
As far as I can ascertain, the £47,406 plus vat breaks down as follows: £12,250 plus vat to clean all the marble in the block
plus an additional £8000 plus vat for re-grouting if required. A grand total for both of £20,250 plus vat.
£16,915 plus vat to thoroughly paint and refurbish all parts of the lift - all the grey doors, the wire-mesh surround, the lift interior etc - this cost will rise considerably as the Contractors state in their estimate
* Leaving a balance of £10,241 for painting the communal areas (one colour) and making good any defects including some very extensive cleaning up of all the woodwork and lead window partitions on each floor including the front door.
* This is not yet confirmed as this is the balance if the £8000 grouting cost is included in the £47,406 total - if it is not, then this balance becomes £18,241 - I will check with Julie Freeman.
Michele arranged an estimate from her trusted firm as follows (which KFH point out, does not follow exactly the same work specifications - most notably work on the lift interior and external lift doors, but does include the wire mesh surround - as those given to Surecast, but is pretty close on all other aspects and may only need slight adjustments: (I believe KFH have not yet agreed to include this estimate, but are considering once same specifications are supplied by Michele's firm).
£12,918 plus vat to clean all the marble in the block - no re-grouting included.
