£13,846 plus vat for painting the communal areas (one colour) and making good any defects and to painting the wire-mesh surround in one colour to be agreed. Extensive cleaning of the woodwork and front door is included although some attention to the lead window partitions on each floor may still be needed to match Surecast's estimate.
Plus misc carpentry to install fuse box cupboards etc on each floor and cleaning of all brass works throughout the block - all for £1700 plus vat That's a grand total of £28,464 plus vat - totalling £33,445 (with the exceptions listed above re: lift).
in Summary: The works included in Michele's estimate are more than sufficient to satisfy the refurbishments (depending on the actual cost from Surecast, at present either £10,241 or £18,241 to be confirmed) even though her marble cleaning comes out £668 plus vat more than KFH- Surecast. This could easily be negotiated. Her estimate does not include the painting of the external grey lift doors nor the refurbishment of the lift interior car - thankfully, as the following figures exemplify....!
Surecast's estimate (via PIP sub-contractor) is as follows for the lift works:
Mesh enclosure £4680 plus vat
Misc car external painting £2108 plus vat
Landing lift (grey) doors painting £2498 plus vat
Lift interior - £5905 (to include new laminate walls, mirror and new lighting etc
Protection drapes £735
To replace obsolete phone £989
Grand total £16,915 plus vat for a very very smart lift - which will be wrecked with the first abuse it suffers from incoming or outgoing tenants using it to transport damaging items to the new interior decor.
So - the decisions to be made VERY QUICKLY are as follows:
Which works do you want to curtail/cancel/put on hold for the time being? If you had to choose a colour scheme for the communal areas, walls etc - what roughly is your first and second choice - we can narrow it down to a specific tint once a consensus is agreed - ie green, orange, blue, yellow, white, red, grey etc - if the consensus is say, towards a yellow, we then narrow that down to a suitable yellow tint. Same goes for the lift wire- mesh and 'orrible grey doors - what colour to do?
My considerations are as follows:
We forget all of PIP's lift works (£16,915 plus vat) and go with Michele's firm once we ascertain their extra cost to paint the grey doors only - Surecast price for the doors is £2498 so Michele's will be near that probably - I don't think we should touch the wire mesh - leave as it is for now. And certainly none of the other PIP works, especially the lift car interior for £5905 plus vat.
