Gramercy Property Trust has acquired 6000 Connection Drive and is seeking advice and guidance on
improvements to property (Development Advisory Services) and Construction Management and Oversight
during execution of improvements.

SCOPE Base Building Improvements
• Upgrades to Main and Secondary Lobby Areas
• Construction of Base Building Amenities (Café, Fitness Center, etc.)
• Improvements to Building Common Areas (Where needed)
• White Box Leasable Area
Value-Add Capital for Core and Shell
• Construction of new 500-car garage
• Construction of +/- 10,000sf Amenity Building
• Covered Walkway from Garage to Building
Tenant Build-Out
• Scope will vary, will include leasing advisory and lease review and turnkey
delivery oversight
SCENARIO JLL will provide development advisory services and construction
management implementation services for capital improvements and
oversight of turnkey tenant delivery.
