• What is the current process for me to purchase a hotel residence at SoCe Flats?
o We are accepting reservations which require a refundable deposit. Once condo
documents are approved by the State of Florida, projected to be in February
2019 , purchasers will be asked to sign a contract and increase the deposit.
• What are the fees?
o At this time budgets have not been finalized. Budgets will be finalized when
condo docs are approved so reservation holders will know all fees associated
with ownership prior to committing to purchase. It is projected that the fees with
be approximately $650 per month.
• Can this be my permanent residence?
o No, occupancy is limited to no more than 150 days per calendar year. The
property is also not eligible for Homestead Tax Exemption.
• Am I required to utilize a specific short term rental agency?
o No. You can choose any rental agency you would like. You are also not
required to rent your unit if you do not wish to.
o However, we are recommending The Holiday Life. They specialize in short term
luxury rentals in Naples. The Holiday Life provides a full complement of services
from qualified rental agreements, pre & post cleaning, concierge services and
maintenance as needed.
• Is a Hotel Residence unique in Naples?
o No. There are several others in the area.
• How does So|Ce Flats differ from other Condo Hotel Residences?
o Owners will have the ability to customize their residence and furniture package.
o Hotel services will be on-demand.
o Owners are not forced to use a specific management company.
