 NOT UNDERSTANDING FEES
Many sellers don’t understand all of the “junk” fees they’re told to pay.
Many brokers/agents in our market charge an extra $200 to $1,000 on top of their commission. This is a “junk” fee. It’s often disguised as an Admin Fee, Broker Compliance Fee and so forth. Most clients are too shy to question fees. This fee is charged to the agent by the broker who holds their license and is assessed this fee per transaction. The agent doesn’t want to pay it so they pass it on to their client.
Why should YOU pay the cost for them to hang their license with that broker? We do not allow our affiliate agents to pass their admin fee to the client. They must pay it from their commission (see page 2). Additionally we police fees of other professionals to make sure they are not “junk” fees.

NOT STAGING THEIR HOMES
Many sellers do not recognize the value of staging.
It’s proven that “Staged” homes sell quicker and for more $$$. We do not charge a staging fee, however the home must qualify for our staging services. (See pages 30-33)

NOT FINDING THE RIGHT AGENT
Many sellers do not shop around for the right agent.
What are the agent’s stats for “days on the market” for properties they list?
Our listings average 10 days. We guide the client on updates and we stage for the WOW! (See inside cover, page 1, 27, 29)
NOT MARKETING
Most agents do ZERO marketing.
If your agent doesn’t do Targeted Marketing they’re a dinosaur. Remember, we’re connected online.
33% of buyers in today’s market are millennials according to NAR statistics and they are online nearly 90% of the time.

CHOOSING AN AGENT
BASED ON FREQUENCY
Choosing an agent based on the frequency of signs they see in the marketplace.
Many local teams & groups hire inexperienced assistants who do the most important part of the transaction: negotiating, paperwork, resolving issues, etc. You RARELY ever meet the agent you see on the signs!
If you hire me, you get me every step of the way. Yes, I have help, but I am your point of contact and handle every important part of the transaction. Feel free to check reviews online. (See pages 4-6)

NOT FIXING ONLINE ESTIMATES
Most agents have no idea they can address online estimates of property they are about to list.
Most buyers think Zillow’s Zestimates are accurate but most of the time they are NOT... UNLESS the agent addresses them and makes sure the information is correct.
We have increased Zestimates by $100k in one month so that when we list, the Zestimate matches our Asking Price. (See page 10)
