The Freeholders

                    Handover to the Freeholders coincides with completion and sale of each respective residential unit.
                    At  handover  the  Freeholders  will  receive  as  built  information  together  with  (where  applicable)
                    operating and maintenance manuals which detail all maintenance protocols.

                    The Housing Association

                    Handover to the Housing Association coincides with completion and the respective residential units.
                    At handover the Housing Association will receive as built information together with (where applicable)
                    operating and maintenance manuals which detail all maintenance protocols.

                    Cellular Soakaways and on Plot Drainage


                    (by Housing Association or Freeholders)
                    The principle means of surface water disposal from the development is by way of infiltration, in part
                    to an infiltration pond and porous paving, however, there are a number of cellular soakaways. These
                    soakaways will take the form of buried crate‐based storage.

                    As all hardstanding areas are porous, there will be no gullies or linear drainage channels, thus the
                    ability of detritus to enter the storm water system is significantly reduced.

                    The following measures are to be undertaken to ensure the longevity of the surface water drainage
                    system;

                    Quarterly

                       i)     Inspect the performance of the soakaways by lifting the cover of the chamber immediately
                              upstream  of  the  feature  and  check  that  the  outlet  pipe  (into  the  crates)  is  free  of
                              obstruction and visible (i.e. not submerged). If the outlet pipe is submerged then remedial
                              action may be required. Remedial advice to be sought from a suitably qualified consulting
                              infrastructure engineer.

                    Every 6 months

                       ii)    Remove silt build up from all catchpits and manholes. Items to be observed and cleared
                              are high levels of grit, leaves and other such detritus.  The main aim of these inspections
                              will be to prevent siltation, which, if allowed to develop will reduce the effectiveness of
                              the system.

                    Surface Water Sewers (within main spine road)

                    (by Management Company)

                    A Management Company will be commissioned to maintain the main shared storm water drainage
                    system, where located beneath estate roads, shared parking courts or POS etc.

                    The following measures are to be undertaken to ensure the longevity of the surface water drainage
                    system;
