We will give you a “Buyers Checklist” to ensure that important sales criteria are reviewed, analyzed, and accepted in chronological order to meet contract deadlines. Keeping focused on the contract dates and deadlines is an important part of a successful sales plan.
Contact your lender and make a formal loan application immediately.
Contact an insurance agent to confirm you are buying an “insurable” property.
We need to book a home inspection with an ASHI Inspector. Let us know when you
can be at the inspection and we will set that up.
Other inspections such as termite, radon, sewer lateral, septic system, etc. may be
needed.
We normally have 10-15 days to complete the inspections, and formally present the
findings and list of items needing attention to the Seller.
The cost associated with these inspections will depend upon the size and value of
the home (generally between $300 and $1000).
If needed, identify and negotiate with trustworthy contractors to acquire estimates for
any required repairs.
Provide an inspection notice along with other written documentations to Seller’s
agent for Sellers review.
We will schedule your final walk through of the house (generally within 2-4 days prior
to the closing date). To confirm and approve work and inspections have been
completed to your satisfaction or normal construction practices.
We will schedule your closing appointment with the title company. Let us know if you
have time restrictions for that date.
