      Pre-Marketing
      During pre-marketing, we gather information about the property including updated financials, photos, and floorplans. We also coordinate a
      formal site tour for our local broker and/or photographer. All of this information is compiled into an offering memorandum and a draft copy
      sent to you for review and approval.

      On the Market
      After the property has been released to the market, our team makes calls to potential investors and schedules site tours. We provide
      regular marketing updates to keep you apprised of the marketing process. Updated financials are requested each month and made
      available to potential investors. With your input, we announce an offer acceptance date and set a time to discuss the offers that we
      generate.

      Buyer Selection and P&SA Negotiation
      Once a buyer has been selected, our escrow department notifies the winning bidder and requests all necessary due diligence documents.
      The buyer, seller, respective attorneys, and our advisors negotiate the details of the P&SA.

      Escrow
      Upon execution of the P&SA, due diligence documents and the title commitment are delivered to the buyer. During the due diligence
      period, our team facilitates property inspections and state approvals for change of ownership.

      Closing
      The final phase of a transaction lasts between two to five days. During this time, closing legal documents are circulated for approvals and
      we facilitate the transition. Finally, lender/buyer funds are transferred to complete the purchase.
