2.2 Site Inspection Observations Site Presentation
During our site visit the following areas were noted as requiring attention or non-compliant, either from direct observations or via commentary from the accompanying Directors.
A major programme of timber repairs and external decoration is required to bring the site back to required standards Poor standards of internal communal areas
Lack of management reporting completed
Poor attention to detail on contractor procurement and energy brokering
Evident breaches in Health and Safety due to lack of method statements
LED light survey and installation required
No resident’s portal
Requirement for full asset survey and Long Term Maintenance Plan (LTMP)
Requirement for nancial planning for service charge and life cycle costings over next ten years Existing management agents operate reactively, providing basic level of service
Poor communication
The standard of site presentation and management practice at Kensington Oval directly a ects all residents. The primary areas to be addressed are maintaining compliance, improving Health and Safety standards, an e ective on site local presence, along with value for money.
In addition, we would look to investigate and resolve any Service Charge issues on site, in accordance with the individual lease requirements, as well as identify a LTMP and rigorous nancial management.
